Design Responsibilities:

• Producing unique Pre-concept Design & schematic drawings for Architecture & Interior works.
• Providing Architectural & Interior Consultancy with Presenting complete set of drawings
• Creates idea & mood boards along with Material samples to convey design concepts to clients
• Illustrating the design presentation, reports, models & material selection and specification
• Preparing detailed shop drawings and reviewing MOS of Sub Contractors/Vendors.
• Preparing required drawings and documents to Obtain permits and licenses from authorities
• Developing budgets and schedules to meet project objectives as well as value engineering principles.
• Preparing BOQs, Material Quantity take-offs, cost estimates and tender documents with specifications for Arch, ID, FO & FFE items
• Coordinating with Civil, MEP and all other Disciplines in order to make sure to lay a perfect platform for Application of Design.
• Organize the sub‐consultant services and confirm their scope of work during the design stages & their contract agreement.
• Coordinating between MEP and other in house Disciplines with third party sub consultants and sub-contractors in order to execute the original Design without any deviation.
• Review and assess contractors' & sub contractors' pre-qualifications, inspect their showrooms & factory.

Site Involvements

As Site Architect/ID Supervisor in AAS Creations for 3-5* Hotel Projects, Dubai

• Handled Sites of Different Projects (From Residential Architecture to High End Luxurious Villa Interiors and from Commercial to Star Hotels’ Fitout)
• Reviewing and Understanding all Project documents and coordinating the Architectural and ID Tender Drawings with the Civil & Fitout Shop Drawings
• Preparing & revising of finishes Schedule & layouts at pre and post tender stage.
• Assisting Site Engineers team to execute the Design and solving issues as per site conditions
• Giving proposals as per site conditions for client’s new requirements without affecting the Original Design.
• Making sure that all materials & quantities are meet BOQ and specifications are as per contract.
• Reviewing Sub Contractors’ Shop drawings, method of statements, samples and mock-ups.
• Explaining Arch/ID details to Sub Contractors with hand sketches wherever required
• Replying to Contractor’s RFI and Inspecting Fit-out / Sub contractors’ CR.
• Reporting to RE and submitting daily & weekly reports along with programs prior and post deadlines in order to meet the scheduled activities
• Reviewing CCS’s Items & Activities in coordination with Planning Engineer prior to RE’s approval.
• Ensuring related works noncompliance to the CCS is communicated to RE in order to avoid further delays
• Inspecting procured materials delivered at site, to ensure compliance against client’s requirements and approvals with specifications mentioned in BOQ & contract documents.
• Keeping Site ready for Inspections from Different Authorities to get Approval at First Visit itself.
• Recommending to RE for the selection and approval of sub-contractors & Suppliers in coordination with client representatives based on their profile and previous projects
• Notifying the RE of any discrepancies identified against contract / BOQ and Reviewing Sub Contractors Variations and highlighting the negative Variations to the client.
• Coordinating and checking with Client’s Cost Control Team regularly during construction process
• Taking & Verifying site measurements to check/approve contractor’s material cutting list.
