Job Summary:
The Director of Residences is responsible for overseeing all aspects of residential operations within the Atlantis, The Royal. Acting as a liaison between the Homeowners Association (HOA) and Hotel Management, this role ensures that all services provided by the hotel staff meet and exceed the expectations of residence owners. The Director is also responsible for upholding high standards of service and maintaining seamless communication with all relevant parties involved in the residential component of the hotel.

 

Responsibilities:

  • Collaborate with the Homeowners Association to develop and update House Rules.
  • Ensure compliance with RERA (Real Estate Regulatory Agency) laws and the Mollak system.
  • Provide high-level hospitality and professionalism when handling resident interactions, accommodating special requests, and addressing inquiries regarding property services and local attractions.
  • Resolve resident complaints promptly and effectively to maintain satisfaction.
  • Ensure hotel and contractor colleagues adhere to brand standards in all residential services provided.
  • Manage the labor model to ensure staffing is appropriate for residence occupancy throughout the year.
  • Oversee new homeowner orientations, introducing facilities, services, and residential policies.
  • Coordinate move-in schedules, deliveries, contractor access for renovations, and manage the mailroom.
  • Prepare daily correspondence, monthly management reports, violation notices, and property inspections.
  • Manage financial responsibilities, including budget development, billing, and tracking resident expenses.
  • Supervise the maintenance of shared amenities such as pools, gyms, playgrounds, and meeting rooms.
  • Ensure preventive and routine maintenance of all common areas, including pest control management.
  • Implement community events and engagement activities for residence owners.
  • Enforce residence policies, ensuring homeowners comply with established Rules & Regulations.
  • Maintain up-to-date homeowner profiles and ensure all communication is personalized and professional.

 

Requirements:

  • Minimum of 5 years of senior management experience in residential property management or hotel operations, preferably in Rooms Division.
  • Strong interpersonal skills, with experience in dealing with clientele from diverse backgrounds and government agencies.
  • UAE residential experience preferred.
  • Excellent customer service and people management skills.
  • Facilities management experience is an advantage.
  • Financial management and budgeting expertise, with the ability to develop and meet operating budgets.
  • Ability to manage relationships and execute projects and community events.

 

Level of Education:
Relevant degree in hospitality management, property management, or a related field.

 

Work Hours:
Full-time position with flexibility required to meet the needs of the residence and property.

 

Experience in Months:
Minimum 60 months (5 years) of relevant experience in a luxury hotel or residential property management role.
