1. Responsible for total facility management services including all MEP , HVAC system maintenance works and administration services
2. Maintain , repair, replace or modification of chillers, pumps, coolers, refrigeration units, variable air volume systems, air handling units, exhaust system, water heating units.
3. Coordinate and inspect major contract work on the electrical, plumbing, mechanical, housekeeping, owners association and other related systems operation and maintenance.
4. Preparing weekly update report of complaints, concerns and resolution along with its classification for proper monitoring
5. Coordinating work by independent contractors and subcontractors, monitor work flow, review and evaluate work product and scheduling maintenance and repair of system.
6. Purchase and maintain inventory of parts and materials to accomplish timely repair and preventive maintenance.
7. Maintenance of Chillers, FAHU, HVAC split units, LV panels, Garbage Systems, Fire fighting & alarm systems
8. Routine inspections to check the all assets operations and maintenance.
9. Planning, coordinating, and evaluating preventive maintenance schedules for MEP systems and related equipment.
10. Respond to emergency HVAC system and routine calls from country facilities and take action as necessary
11. Executing the preventive maintenance and keeping all systems in healthy.
12. Reviewing of Subcontractors work, their work progress and quality of the work.
13. Snagging and de-snagging of all the projects while handover.
14. Attends regular meeting with the client , reporting client at regular intervals to maintain good communication and report with client and client team.
15. Preparing As build drawings. Operation & Maintenance manuals and handing over documents.
